Cleanout pricing is volume-based, and the only honest way to quote it is to see the property. Phone quotes either leave room to be wrong on the high side (so the company is protected) or wrong on the low side (so they can quote you again, higher, on the day of the job). Neither is fair to you. We'd rather drive 20 minutes, walk through the house, and give you a number we'll stand behind.
The walkthrough takes 15 to 30 minutes for most homes in Clifton Park 12065 and the surrounding 12118 (Halfmoon) and 12188 (Mechanicville/Waterford) ZIP codes. We measure rough volume room by room, identify special-handling items (refrigerators, mattresses, paint cans, tires, electronics), check access (driveway width, stairwells, elevator capacity in condos), and confirm any timeline constraints — closing date, probate hearing, family flying in. By the end of the visit you have a flat-rate quote in writing.
Labor, trucks, fuel, dump fees at licensed Saratoga County transfer stations, donation hauling to Habitat ReStore or other local nonprofits, recycling for metals and electronics, refrigerant reclamation for refrigerators and freezers, NY DEC-compliant disposal for appliances, and the disposal log and donation receipts you'll need for probate or taxes. There's no per-pound surcharge and no fuel surcharge added later.
If you call before noon Monday through Saturday and you're inside our regular service area — Clifton Park, Halfmoon, Mechanicville, Latham, Round Lake, Malta, Ballston Spa, Waterford, Cohoes, Niskayuna — we can almost always have someone on your driveway the same day for the estimate. Outside that window or further out (Saratoga Springs, Schenectady, parts of Albany), we'll usually book the visit for the next morning.
Tight timelines are common in this work. Closing dates move up. Probate hearings get scheduled with two weeks' notice. Family flies in for a weekend and has to leave Sunday. If you're on a deadline, tell us when you call. We'll work the schedule around what you need.
The estimate is genuinely free. We don't run a "free" pricing model where a fee shows up if you decide not to book. We don't run "limited-time" pressure on the visit. If our number is higher than another quote you've gotten, we'll tell you why we think we're the better fit, and if you go with someone else, we'll wish you well.
That said, most of the people we estimate book us — partly because the price is right, partly because by the time we've walked the house with them they already know they want the crew that just showed up.
You don't need to have anything sorted before we get there — that's part of the work. But it helps if there's a list (even a rough one) of items the family wants to keep, items already promised to specific people, and items that should be photographed and reviewed before disposal. Our crews respect that list. Anything in question gets set aside, not hauled.
Tell us your closing or move date. Tell us whether the buyer or new tenant has any inspection or walkthrough conditions ("broom-clean," "no holes in walls"). If you're going from a 4-bedroom Country Knolls colonial to a 2-bedroom condo at Clifton Park Center, we'll help you think through what fits — sometimes the right answer is to keep less than you thought.
